- Late Check-Out Policy: Check-out is 10:00 a.m. unless otherwise approved in writing.
- When guest depart late, the cleaning staff must wait to enter property, which delays the next guest check-in. Therefore, there will be a $50 fine (per hour) if guest(s) are still on site, which is issued to the next tenant as compensation for their inconvenience.
- Pet Policy:
- Pets must be disclosed during reservation process. Pets carry additional deposit, and because we advertise high cleaning standards, tenant is responsible for carpet/upholstery (pet fee) cleaning. The cost is displayed in your quote.
- ID & Deposit Policy:
- A copy of a valid government issued ID & refundable security deposit must be submitted for all reservations, prior to checking in (Names must match). Deposit increases to $2,500 once occupants are onsite 60+ nights.
- Plumbing Policy:
- Any drainage or plumbing issues related to unauthorized items, including paper towels, and wipes, being found in the drainage system will be solved at the tenant expense.
- Housekeeping Policy:
- Housekeeping includes 3 hours of home cleaning, and may be ordered at leisure by tenant, at tenant expense. The cost is displayed in your quote.
- Dispute Policy:
- Any damages that are pursued through court, tenant will be responsible for all FHS court cost, including related professional fees such as paralegal and investigative/private detective cost.
- Utility Usage Policy:
- This reservation includes a monthly $400 allowance for utilities (Gas, Water, Electricity). Tenant is responsible for any excessive amounts owed in excess of $400/monthly. Reimbursement is due within 7 days of notice, and a $5 daily late fee applies if not paid within 7 days of notice.
